General Terms (apply to all Builder Expert products)
Agreement
By using any Builder Expert product or service, paying an invoice, creating an account, or submitting payment, the Client agrees to these Terms and Conditions. Proceeding with payment automatically confirms acceptance of all applicable terms.
Payments
All services and subscriptions must be paid in advance. Work or access begins only after payment is received. Payments made after 1:00 PM UK time are processed on the next business day.
Subscription & Billing Policy
Subscriptions are billed monthly in advance and can be cancelled at any time. Cancellation takes effect from the next monthly billing cycle. The Client’s account will not be billed again after cancellation, but the current billing month is non-refundable. Access to Builder Expert services remains active until the end of the paid period.
Refunds
Once a service, estimate, or software access has been delivered, refunds are not available unless clearly stated otherwise.
Data & Privacy
Builder Expert Ltd does not sell, trade, or share client data with any third party. We handle all information securely and use it only to operate and improve our products, provide account support, and share valuable updates related to the construction industry. From time to time, we may send informative emails about new features, estimating tools, or construction insights that could benefit our clients. You can unsubscribe from these communications at any time.
Ownership
All software, content, and data remain the property of Builder Expert Ltd. Clients receive a licence to use them for their own business only.
Communication
All official communication must be conducted via email. Builder Expert Ltd is not responsible for any miscommunication or missing details provided through other channels.
Accuracy & Liability
Builder Expert Ltd works carefully but cannot guarantee that every figure, rate, or data entry will be error-free. We are not responsible for any losses resulting from how our software, estimates, or data are used.
Disclaimer
Builder Expert Ltd reserves the right to update these Terms and Conditions and any content on our website at any time without prior notice. It is the Client’s responsibility to review the Terms periodically for changes. These Terms are governed by the laws of England and Wales.
Estimating Services and Software
Understanding Our Terms and Conditions
Builder Expert Ltd provides construction project estimating services only. Our estimates are based on available drawings and are not binding quotations. Final construction costs and project execution are subject to many variables, including site conditions, contractor pricing, and materials availability — all of which are outside our control.
The Client accepts full responsibility for how the estimate is used, including final costs and specifications. By engaging with Builder Expert, the Client agrees to these terms and conditions and assumes all liability related to estimate use.
We generate estimates using dimensions and quantities extracted directly from drawings. We do not analyse specifications or documents to identify materials or tasks unless explicitly requested.
Descriptions and costs in the estimate reflect standard construction tasks and material rates. Custom or project-specific specifications are not included by default.

Descriptions and prices used are based on standard materials and construction methods. They are not customised to specific materials or project requirements unless explicitly agreed.

Excluded Items
- Finishing materials (e.g., tiles, flooring, bathroom suites, furniture)
- Repairs (e.g., roof patching, leaks, partial renovations)
- Custom or non-standard joinery (e.g., bespoke cabinets or units)
- Specialist glazing and windows (e.g., bifold doors, roof lanterns)
These items may be included as Provisional Sums upon request. Please communicate this clearly at the time of booking.
Changes to Estimates
Every estimate is delivered in PDF format. All estimates are also fully editable within the Client’s free Builder Expert account, where figures, line items, and descriptions can be modified as needed. Once changes are made, the Client can export an updated version in PDF format at any time.
If the Client experiences any difficulty logging in, please contact info@builderexpert.co.uk, and our team will send a password-reset email to restore access.
Builder Expert Ltd does not offer free changes once an estimate has been delivered. However, we do provide revisions or updates at an agreed hourly rate upon request.
Payment & Delivery
Services commence only after full payment of the invoice. Payments made after 1:00 PM UK time will be processed on the following business day.
Standard delivery time is five (5) working days, excluding weekends and holidays. Rush jobs and special requests may be subject to additional charges.
Client-Supplied Documentation
The Client is responsible for providing all necessary documents in scalable electronic PDF format.

Information not clearly visible or outlined in the provided documents will not be included in the estimate unless specifically requested.
Construction Leads Software
Scope of Service
Builder Expert Ltd provides software tools that help users search, organise, and manage publicly available planning data. We do not sell leads — our product is the software itself, which includes features such as advanced keyword search, list management, letter creation and editing, and exporting formatted, print-ready documents.
Data Sources and Accuracy
All information displayed in the software is taken from public planning records and other publicly available data. Builder Expert Ltd does not create, edit, or verify the information; it is supplied by third-party sources such as local councils and planning portals. We are not responsible for missing, delayed, or incorrect data, nor for the frequency or type of planning applications published.
Public Contact Information
Some public records may include names, phone numbers, or email addresses submitted as part of planning applications. While this information is publicly accessible, it remains personal data under UK law. Builder Expert Ltd simply displays this data as provided in official sources and does not use it for its own marketing purposes. The Client is solely responsible for how they use exported or viewed contact information and must ensure all communication complies with data-protection and marketing regulations.
Use of Software
The Client is fully responsible for how the software and its data are used. Builder Expert Ltd does not guarantee any specific business results, project wins, or conversions. Our tools are designed only to help organise and manage publicly available planning information more efficiently.
Subscription and Billing
Subscriptions are billed monthly in advance and are based on the selected council or area. Subscriptions can be cancelled at any time, and cancellation takes effect from the next monthly billing cycle. Once a month has been paid for, it is non-refundable. The account remains active until the end of the paid period, after which no further charges will be made.
Availability and Updates
We aim to maintain consistent access to our service, but we cannot guarantee uninterrupted updates or data delivery from external sources. Maintenance, software updates, or third-party data delays may occasionally affect availability.
Responsibility and Liability
Builder Expert Ltd is not responsible for business outcomes, missed opportunities, or any losses arising from how the Client uses the software or the information within it. All data and outputs are provided for informational purposes only.

Builder Expert Ltd reserves the right to modify, improve, or discontinue any product or feature at any time without prior notice.
