Agreement

By using our services, paying an invoice, creating an account or submitting payment, you confirm that you accept and will comply with these terms and conditions.

Payments

All services and subscriptions must be paid in advance. Work or access begins only after payment is received. Payments made after 1:00pm UK time are processed the next business day.

Subscriptions & billing

Monthly subscriptions are billed in advance. You can cancel at any time, effective from the next billing cycle. The current billing month is non-refundable after cancellation, but access continues to the end of the paid period.

Refunds

Once a service, estimate, or software access has been delivered, refunds are not available unless clearly stated otherwise.

Data & privacy

Builder Expert Ltd does not sell or share client data with third parties. The information you provide is used to run our operations, improve our products, support your account and share relevant industry updates. You can unsubscribe from communications at any time.

Ownership

All software, content, and data remain the property of Builder Expert Ltd. Clients receive a licence to use them for their own business only.

Communication

Official communications take place via email only. Builder Expert Ltd is not responsible for miscommunications through other channels.

Accuracy & liability

Builder Expert Ltd works carefully but cannot guarantee that every figure, rate, or data entry will be error-free.

Changes to these terms

Builder Expert Ltd reserves the right to update these terms and conditions and any content on our website at any time without prior notice.

Governing law

These terms are governed by the laws of England and Wales.

Nature of estimates

Estimates are prepared from the drawings and information made available to us and are not binding quotations. Final costs depend on site conditions, contractor pricing and material availability, which are beyond our control. Clients take full responsibility for how estimates are used.

Estimates use dimensions extracted directly from drawings. Specifications are not analysed unless this is requested. Standard construction tasks and material rates apply unless a customised arrangement has been agreed.

Pricing basis

Pricing reflects standard materials and methods, not project-specific customisation unless expressly agreed.

Excluded items

Unless requested as provisional sums, estimates exclude:

• Finishing materials (tiles, flooring, bathroom fixtures, furniture)
• Repairs (roof patching, leak fixes, partial renovations)
• Custom joinery (bespoke cabinets or units)
• Specialist glazing (bifold doors, roof lanterns)

Changes to estimates

Every estimate is delivered in PDF format and is also fully editable within the client's Builder Expert account, where figures, items and descriptions can be modified and updated versions exported at any time.

We do not offer complimentary revisions after delivery; updates are available at negotiated hourly rates.

Payment & delivery

Services commence only after full payment of the invoice. Standard delivery is five working days, excluding weekends and public holidays; expedited delivery incurs additional fees.

Client-supplied documentation

Clients provide the necessary documents in scalable PDF format: existing drawings, proposed plans, structural documents, specifications and scope details. Information that is not supplied or is unclear will not appear in the estimate unless specifically requested.

Scope of service

The software helps users search, organise and manage public planning data. The product comprises advanced search, list management, letter creation and exportable formatted documents. It is not the sale of leads.

Data sources and accuracy

All information displayed in the software is taken from public planning records and other publicly available data. Third-party sources such as local councils and planning portals provide unverified information; Builder Expert Ltd bears no responsibility for missing, delayed or incorrect data.

Public contact information

Planning applications may contain names, phone numbers or email addresses as public records. Builder Expert Ltd simply displays this data as provided in official sources and does not use it for its own marketing purposes. Users assume sole responsibility for compliance with data protection and marketing regulations.

Use of software

Clients bear complete responsibility for how the software is used. Builder Expert Ltd does not guarantee any specific business results, project wins, or conversions.

Subscription and billing

Monthly subscriptions are billed in advance by council or area. Cancellation takes effect from the next cycle; paid months are non-refundable and accounts remain active through the paid period.

Availability and updates

We aim to maintain consistent access to our service, but we cannot guarantee uninterrupted updates or data delivery from external sources.

Responsibility and liability

Builder Expert Ltd is not responsible for business outcomes, missed opportunities, or any losses arising from how the client uses the software.

Service changes

Builder Expert Ltd reserves the right to modify, improve, or discontinue any product or feature at any time without prior notice.
